Tower House Lane is a much aspired to address, one of the most sought after in the county, where some particularly fine homes stand in a south facing hillside position under two miles from the small North Somerset town of Nailsea.

Overmyst is a very special property that occupies the prime position in the lane and the house is entirely hidden from view, such that very few even know of the extent of the property, and this has always been part of the appeal. For those travelling further afield, Bristol Airport is a convenient 7 miles away, but Wraxall is not below any low level commercial flight paths and so aircraft noise is not an issue.

The House and Gardens:
The property was originally built in the 1930’s and was then significantly enlarged some forty years later creating the house that we can present today.

Over the last three decades this has been a treasured family home. Our clients have loved the serenity that the property offers but equally, the house works very well when entertaining and for a family the gardens and grounds are near perfect.


The Accommodation

The accommodation which is very flexible has been designed around the natural contours of the surrounding garden and grounds and flows nicely with a series of easy steps rising from the drive to a sheltered terrace that leads to the entrance.

The reception hall on the lower ground floor opens to a superb drawing room of very attractive proportions. From here, there is a double aspect with broad patio doors opening to the south and a fireplace with an inset Jetmaster wood burner is a further focal point.

A wide staircase rises from the reception hall on the ground floor to a galleried upper hall with the remaining accommodation on this floor comprising a cloakroom and a boot room. The spacious upper hall is equally suited to receiving guests and opens in turn to further reception rooms, the kitchen breakfast room and the principal bedrooms with a short flight of stairs rising to further bedroom accommodation.

The dual aspect dining room is a fine and elegant room with a picturesque view and may alternatively be used as a comfortable sitting room if formal dining is not required. A very pleasing study adjoins the dining room and French doors lead out to a terrace on the west side of the house that connects with the gardens and the south terraces.

A sitting area or informal dining area is conveniently close to the kitchen off the upper hall with almost wall to wall glazing flooding this space with natural light, a theme that is continued through much of the house.

The kitchen breakfast room complete with an Aga cooker is furnished with a good range of wall and floor cabinets and a matching peninsular breakfast bar. The rolled edge worksurfaces have a ceramic hob inset, an inset twin bowl sink unit, the dishwasher is integrated and there is a built in eye level oven – grill. A door and window open to and overlook the gardens to the rear.

A fifth single bedroom also optionally provides a second study that again takes advantage of the view to the south, but and even more extensive view is available from the principal bedroom. This stunning room echoes the drawing room with a double aspect including patio doors opening to a balcony that surveys grounds to the south across the valley the distant hillsides of Backwell and Chelvey and beyond to the Mendip Hills.

A suite of fitted wardrobes occupy one wall with concealed doors leading through to a generous en suite bathroom, again with views to the south.

The second bedroom in keeping with many rooms of the house is dual aspect and at 17’8 x 17’ (5.38m x 5.18m) is also of excellent proportions. A vanity unit with inset wash basin and built in wardrobes are set to one side though this room is also served by the adjacent full bathroom with a bath and separate shower enclosure.

Bedrooms three and four are arranged off a half landing that has useful built in storage cupboards. Both bedrooms are ample double rooms, one having a wash basin and the other a full range of built in wardrobes. These rooms are in turn served by the third bathroom that is between them.

Outside:
The property is approached via a pillared gateway opening to a meandering drive that arrives at a wide carriage sweep with a good amount of parking and turning space.

A double garage, a carport and a workshop stand away to one side and there is further parking to the side of the garage with good access to the lawns for garden machinery.

Swathes of garden flank the drive and partly follow the slope of the hillside but there are various glades framed by mature trees that are nearer to level and overlooking one of these glades, the south terrace is a delightful, sheltered place to be. This area offers plenty of space for fair weather dining, views down through the lower gardens, woodland and valley and has the added advantage of a garden room adjacent.

Steps rise on the west side of the house to another terrace that can also be accessed from the study next to the dining room, while the paved pathway continues to the rear.

The lawns offer a warm southerly and south westerly outlook and are framed beautifully by a wide variety of specimen broad leaf and evergreen trees that screen the gardens very well.

The western and northern extremities of the property are set to mature woodland with the western woodland in particular offering good shelter and complete privacy.
